Family Selection

The selection of families who purchase homes from Habitat for Humanity is done by the Family Selection Committee using specific criteria in a way that does not discriminate on the basis of race, sex, color, age, handicap, religion, national origin, family status or marital status, or because all or part of income is derived from any public assistance program.

We have three selection criteria that we use to objectively make selections:

  1. Need for adequate shelter;
  2. Ability to pay; and
  3. Willingness to partner.

In some ways these criteria are very helpful in keeping the evaluation focused on the critical and appropriate requirements. On the other hand, the criteria make the window of opportunity limited and minimally address the many diverse situations of some applicant families.

Need for adequate shelter
Housing need, as we define it, must be evident because it is not possible for us to assist everyone. Families who qualify for other options should pursue them. Our affiliate seeks to assist families who have the goal of becoming independent homeowners. We select low-income partner families whose present housing is inadequate. These families have a desire to become homeowners but are unable to do so. They are, nevertheless, willing to do what they can to help themselves improve their housing situations.

Ability to pay
Using factors such as a minimum income guideline, debt-to-income ratio, and monthly payment consistency along with other factors, we can determine whether our applicants have the resources necessary to purchase housing from Habitat.

Willingness to partner
The affiliate needs to discern if applicants are willing to commit to the 500 hour sweat-equity requirement, homeowner education, and closing cost requirements as outlined in the letter of acceptance.

Many families find themselves trapped or caught - the lack of truly affordable housing opportunity has captured them. These are the families who fall into Habitat's window of opportunity. Unfortunately, some families do not fit into this window. Some may, due to their situations, be dependent on other available means for their housing. Others will achieve homeownership on their own as soon as their present situations change, (e.g. completing higher education). These families will grasp another opportunity in the next few years.
